How to register as a bidder on the IBAPI portal (ibapi.in), log in, and get auction-ready — including the KYC and EMD steps that actually happen on the bank’s e-auction platform, not on IBAPI itself.

Before you start: what IBAPI registration gets you

IBAPI (ibapi.in) is the government-backed discovery portal for public sector bank auction properties — an initiative of the Indian Banks’ Association under the Department of Financial Services. Registering on IBAPI lets you search properties, view details and track auction schedules.

What it does not do is make you a bidder. Bidding happens on the e-auction platform named in each property’s sale notice; that platform has its own registration, KYC and EMD payment. Plan for both layers and you won’t be surprised by a 24–48 hour registration cutoff before auction day.

Registering on ibapi.in

  • Step 1 — Open ibapi.in and choose Bidders Registration. Read the bidder guidelines linked there once; they are short.
  • Step 2 — Enter your name, mobile number and email address.
  • Step 3 — Verify the OTP sent to your mobile/email and set a password.
  • Step 4 — Log in and complete your profile details.

Logging in and what to do if it fails

Log in from the ibapi.in homepage with your registered mobile/email and password. The portal intermittently throws errors or fails to send OTPs — this is common and usually temporary.

  • OTP not arriving — wait a minute and retry; check spam for email OTPs.
  • Password reset — use the forgot-password flow with your registered contact.
  • Portal down — retry later, or go directly to the auctioning bank’s e-auction page; the sale notice lists it.

From IBAPI account to actual bidder: KYC and EMD

Once you shortlist a property on IBAPI, its detail page points you to the bank’s e-auction service provider. That is where you become a bidder:

  • Register on the named e-auction platform before the cutoff in the sale notice (usually 24–48 hours before the auction).
  • Complete KYC — PAN and Aadhaar at minimum; some platforms ask for a cancelled cheque for EMD refunds.
  • Pay the EMD (typically 10% of reserve price) by NEFT/RTGS or the platform’s gateway, exactly as the sale notice specifies.
  • Keep the payment receipt — refunds for losing bidders take 7–15 working days.

After registration: work the notice, not the portal

Treat the bank’s published sale notice as the single source of truth for dates, EMD and eligibility. IBAPI entries can lag it. Attend the inspection window, verify title documents, and have your funds plan ready before auction day — the winner pays 25% almost immediately and the balance on the notice’s schedule.
